To Be or Not to Be

Not sure if the agent you are considering hiring is tech-savvy, here´s a list of informative questions to help you.  We have provided our responses for your convenience.  

Do you enter your listings in the MLS?
Yes, we provide as much information as possible to help your property stand out.  This includes attaching additional documents, such as a seller´s disclosure, recent surveys, home warranties, floor plans, and special features making it easier for buyers to purchase your property.  

How many digital photos do you include in MLS?
We include as many as possible.  Today´s buyer wants to be able to pre-view properties prior to taking valuable time to see them in person.  Many agents still load one photo and some never include a photo.

Do you use virtual tours to market your listings?
Yes, we create virtual tours for all of our listings.  Buyers can access school information and view a map of the property´s location too.

Do you use video tours to market your listings?
One of the most effective tools to get prospective buyers interested in your property is through video.  We will create a video tour of your property and make it available on the Internet and MLS.

Do you use has exploded as a dynamic vehicle to share video.  We will upload your video tour to making it accessible to millions of potential buyers. 

Do you use a laptop? 
Yes, we find that having the ability access information on the go is the key to staying up on market.   

Do you use e-mail?
Yes.  We use e-mail to disseminate information.  However, we will provide updates per your preference, e-mail or voicemail.   

Do you use instant messaging?
Our agents utilize yahoo instant messaging to quickly pass on details.    

Will my condo be on
Yes, is the largest real estate search engine.  Your property will appear as a featured listing.  Local buyers and buyers from anywhere in the world will be able to access your listing.

Do you use an on-line home feedback service?
Yes, we use Centralized Showings Service.  This allows agents to call and efficiently schedule showing appointments.  The appointments are logged and agents are sent feedback requests.  We then pass their responses on to you, giving you valuable information and insight for easier decision making.

Do you know what IDX means?
IDX is an acronym for Internet Data Exchange.  This is a fantastic tool we use to maximize our listings exposure to prospective buyers.  Your property´s information, including photos and virtual tours is accessible on 200+ St. Louis broker and agent websites.  For example a buyer is West County searching for a condo on will be able to view your condo´s details.

Do you use a web-based closing service?
Yes, we use a service called Settlement Room.  Should you choose, our closing coordinator will create a private on-line suite that you can access to keep posted on upcoming deadlines, completed tasks, and other important communications 24/7.

Do you use a lead capture system?
Yes, we include an 800# on all marketing materials for your property.  The 800# prompts buyers to call to get the list price and additional details.  When they call, their phone number is captured allowing us to contact them right away; the goal is to pre-qualify them, promote your property and ultimately schedule a showing. 

Do you use an electronic lockbox? 
Yes, we will install an electronic lockbox on your property.  Agents will be able to show prospective buyers your home, even when you are not there.  The more convenient we make it for buyers to view your property the faster we can get your property sold. 

Do you know what a PodCast is?
A PodCast is an audio/visual file that users can download to their I-Pod or MP3 player.  Podcasting is a method of publishing files to the Internet; files are easily accessible to subscribers.  The term is a portmanteau (I-Pod and broadcast) of Apple´s product the I-Pod.
