Lack of condo inventory continues to frustrate buyers and drive demand. As of 2/21/2017, there are only 18 active condominiums for sale according to Maris, the local multiple listing service. There are only three condos for buyers looking to purchase under $200,0000, forcing many to look outside of Clayton.
There are no mid-rise condominiums in the $300,000 and $500,000 price range. Buyers searching in the $200,000 price range have the most to choose from with six. Luxury buyers searching in the high-rise building only have one to view.
We are seeing multiple offers and very quick sales. In the last 30 days, all six condos that have sold flew off the market. Five condominiums sold in 30 days or less. There are eleven condos under contract or pending so far in the month of February, the majority of which have been on the market for less than 90 days.
Clayton condominiums continue to be in high demand. Owners considering a move this year will find receptive buyers as long as they don't price their property far above market.
